Located near Nancy, KY, the Beechwood Farms subdivision overlooks Lake Cumberland. This exclusive community features custom-built residences nestled on lakeside and lakeview lots, or large wooded tracts.
This up-scale, gated community contains 27 properties. Growth and new construction is underway, with eight completed residences.
The Beechwood Farms Property Owner’s Association (BF-POA) governs the property. The BFPOA, which took control of the property in 2002 from the original developers (Waterfront Group), meets annually.
Each property is protected by covenants, which are property guidelines that define how development can take place. It’s members have adopted the by-laws, the construction guidelines, and other protective rules for the development. The goal is to help protect each property owner’s investment and allow the community to grow safely, securely and toward a beautiful place to live and play. See Property Rules for current documents.

- Turn left on Pole Bridge Cemetery Road, where Oak Grove Cemetery is located.

NOTE: Only the actual covenants define and govern the restrictions on developing property in Beechwood Farms subdivision. The following document is a summary provided for quick information only; nothing in this document shall supersede the covenants. Property owners should read and understand the covenants.
Beechwood officers, who are all property owners, are required by Kentucky law to follow the covenants in making decisions. Failing to do so could endangered the protections provided by the covenants, such as preventing a mobile home being placed on a lot next to a $600,000 house. There are no zoning codes in Pulaski County at this time.
Land Use and Structure Type-
No improvements on a lot can begin without plans submitted to the Architectural Control Committee (ACC), and written approval has been received. All improvements must adhere to the Building Standards. Checklist and Contractor-Buyer Disclaimer, and other documents as required by the ACC.

Land is to be used for residential and recreational purposes only.

One single dwelling is permitted per lot.

Dwelling must contain 1,800 square feet for a one-story structure; 2,200 square feet for a two-story structure; once construction has commenced, the exterior must be completed within one year.

Dwelling must be a site built home. No mobile homes, doublewides or manufactured homes are permitted.

No lot shall be used for any noxious or offensive trade; no junk cars may be stored on any lot.
Property Owners Association:
- All lots in Beechwood Farms subdivision will pay an annual assessment of $400.
- The Beechwood Farms Property Owners Association is established to enforce the protective covenants, collect annual assessments, and oversee maintanance of the roadway, gate, common areas, mowing, etc.

The 2022 annual meeting will be held at 10 a.m. Saturday, June 25. Gather on the blacktop driveway of the Agin's--first driveway to left after entering Beechwood Farms.
Please park along the roadway. The driveway goes to the A-frame house on the hill.
